Neatt Communities is proposing a new mixed-use community, Mountainview West, just south of Steeles Avenue and west of Martin Street in Milton. The proposal seeks to transform a former brownfield site into a complete, walkable community along Sixteen Mile Creek, providing a broad range of housing options, fully integrated into the existing neighbourhood and surrounding natural setting.

Site Remediation

The Site has was used for heavy manufacturing from 1954-2009. The industrial legacy has left the abandoned site heavily contaminated. Since 2023, the Site has been undergoing an extensive site remediation process to address the contamination issues and prepare the lands for future development. Remediation efforts have included:  

  • 20,000 truckloads of contaminated materials removed  

  • 22,260 tonnes of concrete recycled 

  • 13 acres of new Natural Heritage System created 

  • 3 acres of woodland and wetland restored 

  • 6,500 new native species planted 

Key Opportunities

Located within a 10-minute walk of Milton’s historic downtown, Mountainview West will add new neighbours and employees within walking distance of local shops, restaurants, and amenities, supporting the vibrancy of existing community pillars.   

In addition to 13 acres of new Natural Heritage System, a network of green spaces and trails are envisioned to create an active, natural and accessible community integrated into Milton’s open space system. 

Safe, green and accessible street design will provide opportunities for both community-oriented retail and residential uses. 

New housing will be thoughtfully integrated alongside the existing community, offering a diverse mix of types and sizes to accommodate individuals from all walks of life. 

The Framework Plan

The Framework Plan guides the phased development of Mountainview West, ensuring new development integrates appropriately into the existing community.  

Phase 1 Site Plan

Phase 1 (the “Proposed Development”) will provide a diverse, low-to-mid-rise development that will integrate alongside the existing Martin Street community.

Public Information Meeting

The purpose of this in-person Public Information Meeting is to provide an overview of development applications for a new mixed-use community on the lands at 150 Steeles Avenue East, 248, 250, and 314 Martin Streets. This meeting will also provide an opportunity for nearby residents to ask questions and share feedback with the applicant team. Town of Milton staff will hold a separate required Statutory Public Meeting with Town Council at a later date, for which more information will be provided in advance.
